Answers to the questions we get most
Do you work with your own contractors?
Usually. We keep a standing list of joiners, electricians and tilers we have worked with for years, but we are happy to tender your build if you already have a team you trust.
Will you take on projects out of state?
Yes, with two site visits built into the fee — one at survey and one at snagging. Everything between runs on measured drawings, weekly calls and a shared material board.
How does billing work?
A fixed fee for concept and drawings, then a percentage on the build. You see the full schedule before anything is signed, and we bill against milestones, not hours.
Do I need an architect as well?
Only if you are moving structure. For layout, joinery, lighting and finishes we carry the drawings ourselves and coordinate with an engineer when a wall has opinions.
